Efflorescence on Masonry

What is efflorescence

Efflorescence is a crystalline deposit of salts often seen on the surface of concrete, brick, stucco, or natural stone surfaces. It occurs when water is present on or in the masonry surface. It sparkles. It’s white, sometimes with a grayish tint.

How do I stop it?

These deposits, which are often a byproduct of the manufacturing process, are carried to the surface by water within the masonry.  AC-3 Cleaner removes efflorescence from masonry without the use of Muriatic Acid.  Sealing the masonry surface with one of our sealers will prevent water from entering and carrying more salts and minerals to the surface.

Stain Resistant Masonry Waterproofing

Oil repellent that blocks staining

Any exposed porous surface such a concrete, brick or natural stone is susceptible to staining and discoloration. Stains can come from water, oil, organic and food based substances.  Our customers expect their masonry to stay clean and pristine and often turn to clear sealers to provide protection and reduce maintenance costs.  However not all sealers are the same when it comes to oil and staining.  Many of the penetrating type sealers are silane /siloxane sealers (silicone based). These penetrating sealers are effective in sealing out water but do not protect against oil based stains from petroleum products or from fat grease found in foods.   Acrylic based sealers can offer oil stain protection but are “film forming” and darken the surface and often times have a glossy finish.

Concrete Snap Tie Leaks

 

How to stop running water coming from a snap tie pocket in a basement wall.

1. Remove the snap tie from the wall, wire brush the surface of the concrete.

2. For holes bigger than an 1/8″ , fill with Waterprlug Hydraulic cement. Allow the Waterplug to set for 30 minutes

3. Brush on a heavy coat of Epoxy Waterproofer over the Waterplug and overlap 1″ all the way around the patch.

The Epoxy Waterproofer can be used without Waterplug if the pocket left by the snap tie is less than 1/8″ in diameter.

This repair is permanent and will prepare your wall to accept further waterproofing coatings.

This picture is an example of a neglected chimney which over the years has been allowed to absorb water and the results are the damaged joints and the destruction of the whole chimney.  This chimney will require a professional to set up staging, cut out loose and bad mortar joints and then apply new mortar to the joints.  There are many clear sealers on the market, they all proclaim to be the best, use my product, but when you read the fine print they all work best when applied to a sound surface.  Clear sealers cannot take the place of mortar and sound solid bricks. Clear sealers, the active solids left behind in the pores of the masonry can only work properly when the mortar joints are tuck pointed tightly and the bricks don’t have spalling faces and the roof cap cannot have mortar missing.  The roof flashing must be in good shape or sealing your chimney will only stop some of the water.

How to stop water from a leaking crack in my basement

Traditionally, basement waterproofing always involved excavating the foundation; a costly undertaking indeed.  Today there are a number of ways to fix wet basements from within the basement itself – a much less expensive (and less destructive) proposition.

There are many ways to stop ground water from entering a finished basement through a leaking crack, but none of them are as simple as using our Epoxy Waterproofer.  Just brush it over a crack, allow it to set and you’re done, no chipping  and no patching.
